What is LUV Residences?

LUV Residences is a private collection of 30 homes and 15 jungle lots set across more than 6 acres, between the Tulum Beach Hotel Zone and the cenote jungle near Soliman Bay.

LUV Beach sits within the Tulum Hotel Zone.

Tulum International Airport is 45 minutes away.

Cancun International Airport is 90 minutes away.

How far is downtown Tulum?

LUV Beach is 15 minutes from downtown.

LUV Cenotes is 10 minutes from Tulum center.

Amenities and Lifestyle

Do owners have access to both communities?

Yes. Owners may access their primary club and can enjoy cross-access to the Beach Club and Cenote Club, subject to membership.

What amenities do the Clubs offer?

Pools, cabanas, dining, lounges, fitness, wellness, curated experiences and cultural programming.

What is XELA Spa?

A 20,000 square foot jungle spa set around a private cenote.

Massages, facials, rituals, temazcal, sauna, cold plunge, yoga palapa, gym and nature therapies.

Is the beachfront swimmable?

There are 50 meters of Caribbean beachfront at LUV Beach.

LUV Cenotes features three crystal-clear swimmable cenotes.

Are there family amenities?

Yes. Treehouses, butterfly sanctuary, insect hut, boulder park, kids games room, cenote adventures, zip line, bike circuits and guided family experiences.

How many pools are there?

Every home has a private plunge pool.

There is a communal pool at the Beach Club and swimming access at the cenotes.

Are boats allowed?

Small jetty access within Sian Ka’an is under negotiation.

The closest full marina is Puerto Aventuras, 60 minutes by car.

Residences

Are the homes furnished?

Beds and appliances are included.

Three curated XELA Market furniture packages are available.

A furniture package is required for rental program participation.

Can I personalize my home?

Minor interior changes may be approved before January 1, 2026.

No exterior changes are permitted to protect the architectural identity.

What appliances are included?

Mid to high level brands such as Bosch for refrigerators, dishwashers, ranges and washer-dryers.

What wellness systems come with the home?

Each home includes a full water purification system.

Optional Delos DARWIN upgrades:

Ownership and Financials

How does ownership work?

Homes are offered on a renewable 99 year leasehold title held in a private trust, enabling full enjoyment and control for foreign buyers under Mexican law.

Is financing available?

Yes. Up to 50 percent owner financing may be offered for 5 to 7 years at current rates of 8 to 12 percent.

Is the purchase subject to VAT?

VAT is not applicable.

Do I need insurance?

Owners must hold property insurance, contents coverage and vehicle liability if parked onsite.

What is the rental program?

A profit share model managed by LUV Tulum Hotel with more than 15 years of proven operation.

Yes. Controlled primary gate, guest verification and 24-hour onsite security.

Where is the nearest hospital?

Hospiten Tulum is 20 minutes from both communities.

Hospiten Playa del Carmen is 45 minutes from LUV Beach.

Where is the nearest supermarket?

Multiple markets and specialty stores are within 15 to 20 minutes.

Who is the developer?

Organicos Diente de Leon SA de CV is the owner.

Grupo Hongobongo SA de CV is the developer.

ODL Properties manages development and operations across LUV Tulum Hotel, XELA Hotel, XELA Spa, LUV Residences and XELA Homes.
